I started my mortgage career in 1992 with Sears Mortgage Corporation.  Sears was one of the Top 10 residential mortgage companies in the US, and their success was based on intensive mortgage industry training and a commitment to communication.  In 1993, I found a great older home (1896) in Severna Park, Maryland, selling way below market because of the extensive repairs it needed.  I knew I could come up with the $8,000 needed for the down-payment and closing costs, but I could not afford the $60,000 it needed in repairs.  I discovered the FHA 203k Renovation Program in one of our training manuals, but no one in our company had ever closed one.  I spent the next three months driving to the HUD (United States Department of Housing and Urban Development) office in Washington, DC to learn everything I could about the program.  Needless to say, I bought that home!
