Taurus is taking advantage of one such opportunity in Trivandrum, the capital of the Indian state of Kerala. Here we are planning to develop a mixed-use project called Taurus Downtown Technopark.
The project consists of over 2,000,000 square feet of office space and 1,200,000 square feet of retail, hotel and leisure space. A remarkable project, not just in terms of the sheer scale and its location at the heart of Technopark, one of India's largest technological parks, but also because of the nature of Taurus' active urban development strategy, a strategy which will create space for useful complementary developments. 50,000 people are currently working at the Technopark. By the time the project is completed in 2016, this figure is expected to increase to roughly 100,000. By working in partnership with Technopark and by developing a sophisticated project concept that caters to the particular business context, Taurus demonstrates its ability to adapt to, understand and work with local business culture.
Taurus was investing in a strategic partnership with Synapse Residential Group; an experienced New York City multi-family investor. Taurus acquired the properties at a significant discount to replacement costs and capitalized on historically low interest rates to help produce stable cash flow distributions from the Assets. The initial net operating income was expected to increase throughout the holding period, resulting in a higher property value, through the following measures:
