The concept behind seal-coating is to provide a protective layer to the asphalt to prevent or inhibit water penetration and oxidization due to exposure to the elements. This is achieved with an application of either an asphalt based material or a coal tar based material. This has been a regular discussion in Florida for years amongst contractors as our apshalts are a dense graded nature making it difficult for water intrusion. We’ve seen unsealed asphalts out-live sealed asphalts more often than not. We feel it is an owner’s choice and we will always do our best to educate our clients so an informed decision can be made.  There are a few factors to consider if you are contemplating sealing your asphalt; Seal-coating asphalt that is already beyond its age will do more harm than good.  Additionally, seal-coating improperly or with the wrong amount of material will also cause your asphalt to age more rapidly rather than preserving it.  Too much sealer is one of the worst things for asphalt as the sealer ends up pooling on the surface, causing deep cracks to form in the asphalt.  Choosing an experienced contractor such as Suncoast Paving ensures that the best options are made available to protect your asphalt investment for years to come.
