Sun Terra Communities is funded by JEN Partners, LLC a New York based private equity real estate firm. JEN Partners, LLC currently has residential land investment companies in California (Pacific Terra Holdings) and Arizona (TerraWest Communities). All of these investment activities are coordinated through JEN Partners New York office. Sun Terra Communities takes prides on its ability to evaluate and close on transactions quickly. With direct funding from JEN Partners we work side by side in underwriting and evaluating transactions. We closed our first two transactions, Live Oak Reserve and Cypress Lakes, in Orlando within 45 days of an executed contract. Our ability to perform quickly is based upon superior local knowledge of the market and close coordination with our funding source. We have purchased property totaling over $46 million in our first three years of operation. We have acquired properties from Fifth-Third and SunTrust banks as well as other financial institutions and investors. We strive to contract only deals that we believe we can close. Sun Terra Communities is focused on acquiring residential land in the following stages of completion: Sun Terra Communities Sun Terra Communities is an experienced residential developer that makes land investments in the Florida marketplace through asset purchases, joint ventures, land banking and note purchases. We invest in finished lots, partially completed developments, and entitled land with target hold periods of up to eight years. Our target investment size ranges from $2 million to $20 million but our primary acquisition criteria are based upon superior locations. Richard Jerman and John Kraynick, two residential developers with significant home building experience, lead Sun Terra. Their long-term understanding of the Florida market allows Sun Terra to make quick decisions about acquisition opportunities.
