That assistance must show as being provided throughout the term of your lease. Child support does not count as income as there is no guarantee of payment. Last years W2 tax form may help us determine your monthly income. Landlord contact information and current lease. If you are leaving your current lease before its termination date you will need the approval of your current landlord. If you cannot provide this information then you will not qualify for a move-in special. A lease is a contract, an obligation for the renter to pay the rent for the entire duration of a lease whether or not the renter actually resides in the rental unit unless an agreement is made to terminate a lease early. Since a lease is a contract, and only adults 18 years of age and older may sign contracts, the minimum age to rent is 18 years old. We are not required to allow you to terminate your lease and walk away just as we are not allowed to throw you out without cause. In the event of an early termination there may be a termination fee. In the event a move-in special was paid for the first month rent, the difference between the move-in special and one months rent will be paid as a termination fee in addition to any other applicable charges. We work with people that are honest, keep in touch with us when they have problems, and work hard to keep their house in order. Our goal is not to evict people, but to offer a place to live and help when the need arises...but we will expect people to help themselves. Not paying your rent but somehow still paying your cable bill will not be tolerated. We are good to people that are good to us, but we have no patience for those that choose to prey on landlords. We are a business, paying bills and trying to provide a service. We cannot harm our other tenants by taking the chance on people that have no desire to do the right thing by others. Yes. Rent is due on the 1st of every month. It does not matter if that day is a weekend or holiday. It does not matter if your payroll check has come in or not. If you want a receipt, purchase a money order and put the rent in the office door. You also always have the option to pay early. If rent is late there is a $40 late fee due the next day and each day thereafter the late fee accrues an additional $5. You will get a three day notice that rent is due and at the end of that three day notice we will pursue an eviction. The only exception to this policy is when people communicate with the office. We are very reasonable people and will work with anyone that is having a hard time paying to try to find charity that will help. Your power and cable bills have late fees and if you do not pay they can turn you off. Just as they have late fees, we have late fees. We have bills to pay and if we do not pay them on time, we have late fees to pay. Late fees once due become rent, so they are actionable during an eviction. Rigsby Rentals Office
