Pascal Renn founded Renn Construction, LLC in 2008. Pascal has over 34 years experience as a contractor in the states of Florida, North Carolina and Maryland. As a design-build contractor, Pascal spent over two decades building custom homes before joining the corporate world with National Homebuilders. As Vice President of customer service his division was responsible for the ‘punch out’ of each home. He wrote the manual for how close-out services would be performed and how the customer would be treated. This position was a natural evolution of his prior work as a ‘construction defects specialist’ where his problem solving skills were combined with his ability to work In 2009 Pascal added to his experience by obtaining an All Lines Adjuster License. His remedial work with construction defects offers a unique insight into insurance claims. Additional certifications include the 2009 Practical Adjuster Training Certificate (JELCE.com) and the 2009 Citizens Independent Adjuster Certification. Armed with new knowledge, Renn Construction was activated to concentrate on the large number of abandoned and foreclosed homes Florida’s mortgage lenders are facing. Over the last couple of years, Renn Construction has concentrated on the ‘property preservation’ services for financial institutions throughout Florida. With a sharp focus on HUD guidelines, Renn Construction: changes locks, boards up exterior openings, winterizes, covers swimming pools, cuts lawns, trims trees, removes dead trees, paints interior and exterior surfaces, refers licensed mold remediation contractors and obtains permits to repair structural damage. Renn Construction’s ’48-hour guaranteed resolution’ includes full completion of the client’s required documentation. They provide photographs (before/during/after), executed work orders, property condition reports and an invoice. Each team has a laptop (with air card), a printer, scanner and 2 digital cameras. Client documentation is sent directly from the job-site when the work is complete. These services are a natural extension for a company whose founder developed a ‘customer focused’ approach to construction defect and quality control. Now, using mobile technology allows Renn Construction to keep their clients informed about their property’s condition while they respond to emergencies with a ’48-hour guaranteed resolution’. Squatting is only the tip of the iceberg, abandoned and bank owned properties are often targets for illegal dumping (tires, mattress, old carpet, etc.). Having squatters next door is a safety issue, especially for families with children. Not only do squatters illegally break into homes, but at times they also vandalize the property they occupy, and sometimes even burglarized other homes in the neighborhood. Not to mention that squatters are, in some cases, loud and obnoxious to their neighbors. In the worst cases, squatters use the abandoned homes for meth-labs and drug selling outlets. Police can only confiscate the home if it is owned by the people engaged in criminal activity, so they used abandoned homes to protect their properties. With the high number of foreclosures, increasingly banks are the owners of these empty properties. Banks usually hire “Property Preservation Specialist” to provide some simple services for the empty homes. This expanding industry of professionals usually secure the abandoned homes by changing the locks, locking all the windows and, if necessary, boarding-up broken windows. They also typically mow the yard and remove furnishings, trash and debris left behind. They also deal with pools, which quickly become health-hazards as breading grounds for mosquitoes. (Here is a link to an interesting story of an abandoned above-ground pool So, what can you do? The first thing to keep in mind is: prevention is better than cure. When you see the “Property Preservation Specialist” servicing a home, go over an introduce yourself. Get a copy of their business card. Actually, you may not have to ask. According Pascal Renn, owner of Renn Construction a leader in this emerging industry; “We hand out personnel business cards to all the adjoining neighbors. We ask them to call us directly if they notice any suspicious activity, vandalism, breaking and entering, and dumping of trash.” Letting professionals deal with the problem is safer than incurring the wrath of squatters or drug-dealers. Pascal also recommends parking a car in the driveway. You can also check the house periodically and let them know about security threats. With no end in sight, abandoned homes are a great incentive to organize a community watch program with you neighbors. In the property preservation business we sometimes encounter some really thorny assignments. We received a call from our client to take care of an abandoned property. When we arrived, along with the usual lawn and home clean-up jobs, we found an abandoned above-ground pool. The water in the pool was murky, polluted and growing a horde of mosquitoes! The pool was damaged, not beyond repair but ‘who would want it?’ A quick call to our client confirmed the worst: we were instructed not remove it or damage it. Since this pea green, misquotes pond was a health hazard, we had to drain it. But, that would only last until the next time it rained. One of the crew said: “Let’s cover it.” Great idea but anything we build is going to crush the pool or become another trap for water. As we talked the problem through, a plan came to life and we did find a solution worthy of Florida’s top property preservation specialists. So our mission was to get this thing covered fast with a sustainable cover that would not crush the pool. With the tarp laid in place and firmly secured, there won’t be any rain or other debris getting inside this pool. Of course, we also completely preserved the pool in case the owner actually wanted it back! Not too many property preservation companies are going to provide this level of accountability for their work. We pride ourselves on professionalism and transparency. Unlike some property preservation companies in Florida, we have nothing to hide. We are proud of our innovative solutions, ‘from the job-site’ client documentation and our 48-hour guaranteed resolution.
