Homes Urban, LLC and Affiliates Homes Urban, LLC, located in Greenville, South Carolina, was founded in 2013 by J. Russ Davis, Jr. and E.J. Mondor. Homes Urban follows a similar business model to that of its predecessor affilliate, Davis Property Group, LLC, by acquiring and developing high-barrier, primarily in-fill student and conventional multifamily housing in markets throughout the Southeast. Davis Property Group, LLC, also based in Greenville, is a real estate development, investment and consulting company wholly owned by J. Russ Davis, Jr. Davis Property (DPG), in existence since November 1998, has primarily been involved in the development of multifamily properties and consulting activities to national multifamily developers and operators. In addition to properties it has developed and owned, DPG has provided strategic direction and implementation to other firms on initiatives ranging from entering the military housing business to building real estate management companies for its clients. Russ Davis is a Greenville, SC native and graduate of the University of South Carolina, where, after earning a Bachelor's Degree in Marketing, he earned his Masters of Business Administration degree in Finance in 1984. While in graduate school, he was awarded a graduate scholarship from the Small Business Administration and the South Carolina Small Business Development Center, where he worked with current and prospective small businesses across the State. Since he graduated, Russ has been in the real estate business as developer, operator, financier and senior executive for over 25 years. During that time he has been directly involved in the development and financing of over 45 apartment and condominium properties totaling nearly 10,000 units. In addition to the work done through DPG, Russ is also a co-founder and Chief Executive Officer for Collegiate Hall Properties, LLC, and Terwilliger, Davis and Leadbetter, LLC, developers of urban, infill apartment properties in secondary markets and over 4,000 beds of off-campus student apartments also primarily in urban, infill locations. Since 1999, Collegiate Hall and Terwilliger, Davis and Leadbetter, LLC have developed over $300 million of conventional apartments and privately owned student apartments in the southeast and mid-Atlantic, US. Among the individuals with whom Russ has partnered are some of the most influential real estate professionals in the country including, Henry Faison (Chairman of Faison Enterprises), Mack Pogue (founder and CEO of Lincoln Property Company), Trammell Crow and Ron Terwilliger (former Chairman of the Urban Land Institute and CEO of Trammell Crow Residential), who is currently a sponsor partner of Homes Urban. Prior to forming Collegiate Hall, Russ had been a long-time employee of Trammell Crow Residential (TCR), the country's largest multifamily developer. At TCR he held positions in the areas of finance, development and operations. When he left the organization in 1996, he was the President and Chief Operating Officer of Trammell Crow Residential Services - Midwest where he oversaw the company's operations in the Midwestern and Northeastern US. He was also a member of the TCR National Management Board and the Residential Services Executive Committee. After leaving TCR, Russ joined Merry Land and Investment Company in Augusta, Georgia, a $2 billion publicly traded real estate investment trust. At Merry Land, he was responsible for crafting the operating strategies for the company's 35,000 apartment units and administering the company's relationships with third-party apartment developers. E.J. Mondor is a Greenville, SC native and recently joined Homes Urban as a Principal where he brings extensive experience in managing third party contractors and executing complex projects. A long time investor in Homes Urban, he completed a military service tour in 1984 after serving in the US Navy Submarine Service. Specializing in advance electronics, he was responsible for department level supervision of the electronics division aboard the fast attack nuclear submarine USS Sturgeon (SSN-637) stationed in Charleston S.C. During his service career, E.J. was routinely recognized and decorated for tactical execution of specialized mission objectives during several of his deployments. After completing his tour and leaving the Navy, E.J. went to work for Woven Electronics located in Simpsonville, SC, a custom design, solution provider, and manufacturer of specialized cable harnesses and cable assemblies ultimately utilized by the US Military and our allies around the world. He remained employed there for 28 years until his retirement in December 2012. During his time at Woven, which provides mission critical cable assemblies to support most major military prime contractors (i.e., Boeing, Lockheed Martin, Northrop Grumman and Raytheon), E.J. held, at one time or another, senior management responsibilities of all major departments (individually) within the company to include engineering, manufacturing, operations and sales. In 1998, E.J. became a senior member of the executive management team and held the position of VP/General Manager of manufacturing operations (US and Europe facilities) and was ultimately promoted to the company President in 2006. During his Woven Electronics career, E.J. played a significant role in executing three sales of the company—twice to private equity companies (Harren Equity Partners – completed in 2004) and (Arlington Capital Partners – completed in 2006) and the third and most recent acquisition by B/E Aerospace Company {BEAV}, a public company – completed in 2010. E.J. was asked and successfully served with the new acquisition company after all three transactions. He joined Homes Urban in February 2015 as an intern from Clemson’s Real Estate Development program. Upon graduation in the spring of 2015, he joined the company full time as a Development Associate. Prior to joining Homes Urban, Blake held summer internship positions at Johnson Development Associates and Trident Construction Company where he assisted in various aspects of the construction process including loan draws, government inspections, unit acceptance, preparing bid packages and performing site visits.
