The purpose of this section is to present the services and benefits our property owners can expect to receive from Escape to Cabo. In building a great rapport and long lasting relationship with our clients, it is important that each party understands exactly what is expected. Through communication, integrity and transparency our primary objective is to attain the goals and objectives for our clients and exceed their expectations. The following is an outline of expectations the owners will experience through the leasing process and financial agreements with Escape to Cabo. Please see attached documents under the pricing section for additional details. We will immediately advertise and market your property upon signing with ESCAPE to CABO. Please see social media attachment for details. We will advertise your property on our company website at: ESCAPE to CABO.com as well as manage sites such as VRBO/Homeaway, Owner Direct, Airbnb etc. We will agree upon a rental rate together; however, in competitive situations ESCAPE to CABO will have discretion to offer up to a 15% discount. We will conduct a move in property inspection as well as a departure inspection. A videotape will be on file for each property to document move-in condition that can be used to confirm property condition at the time of possession in case of damage.  We will make every effort to meet and greet all new arrivals within 24 hours and provide suggestions according to their desires to be sure their vacation will be the best it can be. We will provide for our Platinum members a welcome “gift basket” with snacks and enclose our contact information for any questions.   Escape to Cabo will handle collection of rents for all Platinum and Gold programs. A 50% deposit is required at the time of booking and the balance paid 60 days prior to renter taking possession. See further details in the contract between the owners and Escape to Cabo. Online Bill Pay to transfer money into your US or Canada account. We strongly suggest you have a Mexican bank account that will be used by Escape to Cabo for repairs. We are more than happy to help you set up an account if you don’t already have one. Please see attachment under management services for the required dollar amount that is based off the program you choose. You will be able to view your Mexican bank account balance on line at your chosen bank.    You will be able to view all your rental bookings on the Escape to Cabo website as well as all secondary sites such as VRBO/Home away etc. In order to avoid double bookings, Silver package members are requested to communicate any additional rentals with us within 24 hours. Escape to Cabo will combine all rental bookings on all sites where your property is listed.   Your properly must be properly maintained not only to preserve the value of the property but also to provide a positive experience for your renters. We will do a proper assessment of the property to determine a mutually agreed upon rental charge that will maximize your rental goals.   You can expect that Escape to Cabo will not proceed with repairs to your property in excess of $200.00, without first obtaining your approval. NOTE: This excludes repairs deemed by manager as emergency repairs or repairs that are required to bring your property into compliance and that are necessary for the safety of the renters. Manager shall proceed with these repairs subject to funds being available in property owner’s account. You can expect we will address items necessary to improve the property's rental marketability to prospective renters. This includes basic everyday staples such as kitchenware, glassware, cutlery, pots and pans etc. that will provide a positive experience to your renters. You can expect that during the rental period we will address minor maintenance & repairs ($200.00 or less) when deemed necessary for the preservation of your property.  If the property owner provides manager with third party service contracts or maintenance warranties then manager shall contact said provider for covered repairs. Otherwise, manager shall assume that none exist and will use trades that have a proven track record for providing excellent service. You can expect with minor repairs using onsite CDM maintenance; manager will provide the part’s invoices and a description of labor cost to complete the work.
