Prior to establishing Eastham Capital, Matt founded Stratford Management with Andrew Gordon. Stratford Management is a real estate investment firm that purchases and operates apartment and townhome communities that are considered “diamonds in the rough” and revitalizes them through acquisition, rehabilitation and improved management. Eric became affiliated with Stratford Management in 1997 as a limited partner investor. Applying the experience Matt attained through Stratford Management and the industry knowledge Eric had acquired from years in the real estate business, they crafted a unique for Eastham Capital. Launched in 2007, Eastham Capital now has developed five funds during its eleven years in business. Eastham Capital Fund I, LP Eastham Capital Fund II, LP Eastham Capital Fund III, LP Eastham Capital Fund IV, LP , are fully invested in multifamily real estate and are now executing their plans stabilizing, collecting cash flow and then selling appreciated assets. Eastham Capital Fund V, LP The Purpose of The Eastham Capital Funds Is To: Provide investors with superior risk-adjusted returns through investments in distressed residential real estate. Eastham Capital Fund I, LP was a private equity real estate fund launched in September 2007. It was fully invested in U.S. multifamily real estate and had achieved solid asset growth with excellent cash flow distributions to investors since its inception. Fund I was deployed primarily in the State of Texas. In early 2016, Fund I realized returns on all of its remaining assets and has successfully concluded operations. Eastham Capital Fund II, LP was launched in July 2010. Fund II was fully invested in U.S. multifamily real estate and has provided investors with aggressive cash flow since its inception. Fund II has invested in properties in seven US states. Like Fund I, in late 2012 Fund II commenced the profitable dispositions of some of its investments. To date, Fund II has realized about 95% of its investments. Eastham Capital Fund III, LP was launched in June 2012. Fund III was fully invested in U.S. multifamily real estate and has produced excellent cash flow distributions since its inception. In late 2014, Fund III commenced the profitable dispositions of its investments. To date, this Fund has exited approximately 65% of its investments. Eastham Capital Fund IV, LP was launched in July 2014 and became fully invested in U.S. multifamily real estate. Fund IV is producing significant cash flow for its investors. In October 2016, Fund IV began the process of successfully exiting some of its investments. To date, Fund IV has profitably sold approximately 20% of its assets. Eastham Capital Fund V, LP launched on June 1, 2017 and has since had its final closing at $215,000,000. Fund V has commenced investing its capital into multifamily real estate. To date, this Fund has made twelve investments. We are currently in the market with Fund V looking for Manager/Developers to partner with for investing Fund V’s capital. Matt is a founder and Managing Director of Eastham Capital. Along with Eric Silverman, Matt is responsible for overseeing all operations of the company. Matt began his career in 1983, at age 16, when he was named the Director of Operations of The Princeton Review, with full responsibility for all Princeton Review operations in New York, including course operations, selling franchises, and franchisee training. In 1985, Matt relocated and founded The Princeton Review of Boston. Matt and his partner Rob Cohen grew their companies to become the largest franchise network of The Princeton Review. In 1990, his franchises were selected to be a member of the Inc. 500, as one of the 500 fastest growing private companies in the U.S. Their franchised territories comprised Massachusetts, New Hampshire, Maine, Vermont, New Jersey, Montreal and Hawaii. In 2001, Matt and Rob’s franchises were purchased by the franchisor in conjunction with its IPO. Eric Silverman is a founder and Managing Director of Eastham Capital. Along with Matt Rosenthal, Eric is responsible for overseeing all operations of the company. From 1995-2010, Eric was President and then Chairman of RentGrow, Inc., until it was sold in 2010 to Yardi Systems. RentGrow provides resident screening tools (i.e. tenent credit checks and background reports) to the multifamily housing industry. Before joining RentGrow, Eric was a founder and principal in St. James Mortgage Company, a Fannie Mae-approved residential mortgage banker. From 1991 to 1994, he directed and implemented the company’s retail expansion into Massachusetts and New Hampshire and managed operations in those states. Eric learned the real estate industry through Holtzman and Silverman Construction and Realty, his family-owned business based in Michigan. H & S is a developer and manager of apartment and retail properties. Zachariah Dovner, Esq. is the Corporate Counsel and Deal Analyst at Eastham Capital. Zach graduated from Arizona State University cum laude in three years with a Bachelor of Science degree in Political Science and Government. Zach then attended Suffolk University Law School where he earned his Juris Doctorate. Zach has been employed at Eastham Capital since 2012 and has underwrote and assisted in the acquisition of over $500 million worth of multifamily real estate. Zach is a proud Big Brother with the Jewish Big Brother and Big Sister program. Olga Minevich is the Director of Asset Management at Eastham Capital. Olga graduated from Clark University with a Bachelor's degree in Business Management and went on to receive her MBA from Northeastern University. Prior to joining Eastham Capital, Olga was a Portfolio Manager at ATCO Properties and Management in New York City. Olga is a registered yogi.
