CURRI PROPERTIES, LLC, Satellite Beach

Our Mission Curri Properties was born of a need for a new kind of real estate firm. In Brevard County there were plenty of one-man or one-woman Realtors, and plenty of big-name franchises. But what Brevard County needed was something in-between, with a more client-oriented focus. Our vision was to create a boutique-style real estate firm, with the focus on the people and the community. It’s not exactly a family business (although John Curri Sr. is involved in sales, the company was founded by John Curri Jr.), but it’s a family feeling. We take a serious interest in our community, and want to find our clients the perfect home in the perfect neighborhood. When starting a search, we first talk with our client about their interests, lifestyle, preferences, goals, and habits, and then look for homes in neighborhoods that fit those parameters. Although our main focus is Brevard County, Indian River County, and Volusia County, we represent buyers and sellers everywhere in Florida, and can help you sell or find that special property. Whether you are buying or have a Florida home for sale, Curri Properties is your full-service Central Florida real estate connection in Melbourne, or anywhere in FL. Our Company Florida has a “Bright Futures” program focused on helping students with high GPAs receive assistance paying for tuition, in same cases students can get their entire tuition to universities in Florida covered. There are plenty of prepaid tuition programs too. Florida offers plenty of opportunity for financial growth, in terms of individual and business growth. There are a lot of good corporations in the area to work for. It’s also a great place to start or relocate your business due to sustainable tax laws. Sales tax is just 6%, and there is no state income tax in Florida. All corporations operating within the state must file and pay corporate income tax, unless exempt. Compared to equally sunny states—such as California—it is much more affordable to operate a business in the state of Florida. Perhaps the number one thing people complain about is the heat and humidity that hits the state of Florida every summer. Luckily, Melbourne’s coastal location provides a lovely breeze that helps keep our community cooler than other parts of Florida. Still, you’ll likely want air conditioning in order to stay cool on the hottest days of the year. The Florida Fish and Wildlife Conservation Commission (FWC) estimates there are 1.3 million alligators living in the state. That means you will likely see gators if you move to Florida. Rest assured, the FWC says that from 1948 to 2016 (that’s 68 years), just 23 unprovoked fatal alligator attacks on people were reported. That’s one unprovoked death by alligator every 3 or so years. Your car is a much bigger risk to your life than alligators. In 2014, 2,494 people died in fatal car crashes in Titusville is home to a small town vibe that’ll make you feel at home in no time. There are lots of family owned businesses and restaurants in the area. Some local favorites to grab a bite to eat include: Steve’s Family Diner, Dogs R Us and Dixie Crossroads. If you love your ice cold beer, you’ll have to check out Playalinda Brewing Co, which is located in the up and coming eclectic downtown area where there are a number of other bars nearby. Titusville is home to the Kennedy Space Center, which operated 30 years and 135 shuttle missions for NASA until 2011. Back when rockets still launched here, Titusville had one of the best views of the rockets taking off. In order to bounce back from the Space Center’s closure, The Brevard Schools Foundation is ranked #3 in the nation. It provides support to students, families and teachers with the goal of increasing educational opportunities by promoting support from citizens and corporations. The foundation is responsible for handling a $2.5 million annual budget, all of which is funneled into support systems for schools, educational programs and other donor-designated enhancements. Brevard Public Schools offer a Head Start program for 3 and 4-years-old. This program is proven to pay for itself, while serving our community and providing care, education and family services. Not only does the Head Start Program help individual families but it also improves the overall success of our community. The goal is to empower families and children to be all that they can be, helping children progress and meet important milestone goals. Alternative Learning Centers provided by Brevard Public Schools are instituted to provide academic learning during times of discipline. These centers offer short-term academic support and grant students the chance to earn necessary credits for a high school diploma. A deed-restricted community is a neighborhood with a governing homeowner association (HOA) that enforces certain rules and regulations regarding the look of a neighborhood, as well as property uses. The goal of this type of community is to promote a fluid look throughout a neighborhood, which in turn helps maintain home values. Some people like the stability provided by an HOA, while others would rather risk getting a neighbor that hoards a lot of junk in their front yard than having to deal with painting their mailbox a specific color. The level of regulation provided by an HOA comes at a cost; this cost is your monthly HOA fee. Monthly fees range anywhere from $100 to $300 plus. It’s important to gather these costs upfront in order to prevent getting excited about a house that may break the budget due to these costs. The appearance of your neighbor’s house plays a role when it comes time to sell your home. If the house next door is overburdened with junk, painted a funky color or simply falling apart, there’s nothing you can do about it but it will impact your property value. On the other hand, if you live in an HOA community this lack of maintenance is against regulations and it isn’t going to happen. If it does it will be taken care of right away. This prevents you from becoming trapped between neighbors that don’t maintain their houses, and therefore negatively impact the value of your home.
