Birch Capital LLC is a real estate investment firm with two equally important goals. Through careful underwriting and due diligence, we invest in real estate projects that will not only provide reasonable returns to our investors and equity partners, but can also provide a significant economic benefit to a community or region – in the form of job creation, increased services and additional tax revenue. Our focus includes municipal facilities, research and medical buildings, institutional and special-use projects in addition to traditional commercial real estate property types. Birch Capital provides debt and equity capital secured through both domestic and foreign investment to help fund real estate development across the United States. With a strategically integrated team of real estate and legal professionals, Birch Capital draws on its expertise in the underwriting, financing and acquisition of commercial real estate to seek out superior and sensible investment opportunities for our clients. Birch Capital principals have invested in single-tenant occupied properties, leased under long-term leases to financially sound public and private companies – for example, Carmax, Inc. a national auto dealer, and several health care facilities of Patient First Corporation, an urgent care operator in the mid-Atlantic states. We have also co-invested with a quality multi-family investment and management company in projects in South Carolina and New Hampshire. All investments are underwritten based upon calculated risk and reward metrics. Specific examples of some of our previous investments are shown below. Birch Capital has acquired investment capital through a variety of investment structures, including the EB-5 Immigrant Investor Program. The EB-5 program, created by the U.S. Congress in 1993, creates a vehicle for foreign investors who commit a specified investment amount into a new job-creating commercial enterprise (known as a “Regional Center”) to obtain lawful permanent residence in the United States (a “green card”). Projects within a designated Regional Center create a vehicle for foreign investors to obtain a green card without requiring the investor to start and manage the day-to-day affairs of their own new job-creating business. Birch Capital is currently managing Regional Center projects in Boston, Massachusetts (mixed-use residential) and Baltimore, Maryland (industrial and logistics), and recently fully repaid EB-5 investors in a Miami, Florida science and technology project. Located at the western gateway to The Fenway, Pierce Boston is a mixed-use tower containing 109 condominiums, 240 rental units and over 20,000 square feet of street-level retail space. Birch Capital has secured an EB-5 loan to assist in financing Pierce Boston. The project is a joint venture development of Samuels & Associates of Boston and Landsea Holdings Corporation, one of China’s premier residential developers. Birch Capital, in affiliation with the immigration law firm of Leaf & Associates, provided a secured loan to an affiliate of Wexford Science & Technology for the development of R&D Building 1 at the University of Miami Life Science & Technology Park, Miami, Florida. The building was subsequently sold and investors in the project were repaid their investment in full.
